## Attached Suites in Toronto, Explained

An attached suite is a private home joined to your house by a shared wall, usually as a rear addition, with its own entrance, kitchen, bath and services. Homeowners often call it an attached garden suite or in-law addition; in zoning terms it is a secondary suite, one form of additional residential unit (ARU). It is the go-to option when a detached garden suite does not fit the lot.

### What does an attached suite cost in Toronto?

Our attached suites run $160,000 to $280,000. A 30 to 40 sqm studio sits near $160,000 to $200,000, a 40 to 50 sqm one-bedroom near $190,000 to $240,000, and a 50 to 60 sqm two-level suite near $230,000 to $280,000. Short utility runs from the main house usually save money compared with a detached suite, while tie-ins to older Toronto roofs and foundations can add some back. Bill 23 removed development charges for ARUs.

### What rules apply to attached suites?

An attached unit is generally permitted as a secondary suite under Zoning By-law 569-2013 rather than as a detached garden suite under By-law 574-2022, so the main house’s setbacks, height and coverage rules usually govern the addition. Ontario Building Code Part 9 requires fire separation between units, smoke alarms in each, separate egress and sound control. Rear additions on lots in a Heritage Conservation District or near protected trees still need those reviews. We confirm the zoning path before design, because it decides how big the suite can be.

### Who builds attached suites in Toronto?

Attached suites need structural tie-ins to older houses, which is engineering work, not just carpentry. Our founder, Dmitri Varga, P.Eng since 2003 and BCIN Part 9, details foundations, roofs and shared walls, and our team handles design, permit and construction under one fixed price.

## What We Do on an Attached Suite

### 1\. Zoning path and comparison

Our

feasibility report

[/garden-suite-feasibility/ →](/garden-suite-feasibility/)

confirms whether an attached or detached suite gives you more on your lot, and which rules apply.

### 2\. Shared-wall design

Fire-rated assemblies, acoustic insulation and sealed penetrations for a quiet, safe shared wall.

### 3\. Private entry and outdoor space

Entry placement for privacy and access from the street, plus a small patio or garden area for the suite.

### 4\. Tie-in and envelope

Foundation, wall and roof tie-ins detailed by our engineer, with continuous insulation and air sealing to Toronto Green Standard Tier 1.

### 5\. Services

Short runs from the main house for water, sewer and power, with a sub-panel and separate thermostat.

## Attached vs Detached: Quick Comparison

| Factor | Attached suite | Detached garden suite |
| --- | --- | --- |
| Zoning path | Secondary suite / addition rules | By-law 574-2022, Chapter 150.7 |
| Best lot | Shallow, compact or tree-filled yards | Yards with room for separation |
| Privacy | Good with sound-rated wall | Highest |
| Utility runs | Short | Longer |
| Typical price | $160K - $280K | $180K - $340K |
| Yard kept | More | Less |

![Plan view comparing an attached rear suite and a detached garden suite on the same compact East York lot](/images/content/plan-view-comparing-an-attached-rear-suite-and-a-d.webp)

> **The compact lot fix**
>
> On an East York lot, a detached concept drawn to 60 sqm could not meet separation and coverage rules. An attached 42 sqm suite with its own entry did, and was built for $184,000 without a redraw.

## Code Details That Matter in Shared Walls

**Fire separation.** OBC Part 9 requires a rated separation between units, including at ceilings and where pipes or ducts pass through.

**Sound.** We target a high STC rating with double or staggered studs and acoustic batts, because a shared wall that leaks sound is the most common complaint in attached units.

**Egress and alarms.** Each unit gets its own exit and interconnected smoke and CO alarms as required.

## Who Should Choose an Attached Suite?

Families who want a parent close by, owners with shallow lots, and owners who want to keep most of their yard. For step-free layouts, see

Why Garden Suite Toronto

## Why Choose Us for Attached Suites?

### Right path first

We confirm whether an attached suite or a detached garden suite gives you more for your lot before design.

### Quiet shared walls

Shared walls are designed for fire separation and a high STC sound rating, so neither household hears the other.

### Keeps more yard

An attached suite uses space next to the house, leaving more of the rear yard for both households.

### Shorter utility runs

Services come straight from the main house, which often lowers cost compared with a detached suite.

### Clean tie-in

Roof, flashing and foundation tie-ins to older Toronto houses are where leaks start. Our P.Eng details them.

### Fixed price

One contract with 5 staged draws and no change orders without your written approval.

## What Clients Say About Our Attached Suites Work

Feedback from homeowners we have designed, permitted and built for across Toronto. Project prices are the fixed contract amounts.

Alvaro R. • North York

$226,000 prefab-hybrid

> “They managed every piece of paper with the city. We never spoke to the Zoning Examiner once. We just answered questions when the project manager asked, picked finishes, and moved tenants in.”

Margaret H. • Rosedale

$356,000 custom suite with loft

> “I am downsizing into the suite and my daughter's family takes the house. The design team gave me one level for living and a loft for guests, with step-free entry and a lit path to the back door. Every draw matched the schedule we signed, and the 10-year warranty transfers if we ever sell.”

Sofia L. • Cabbagetown

$236,000 detached retirement suite

> “We are in a Heritage Conservation District and two other builders told us to wait. This team prepared the heritage package, chose board-and-batten cladding that Heritage Preservation Services liked, and handled every comment. We plan to move into the suite and rent the house when we retire, so the clean permit record mattered to us. The final inspection passed first time, the warranty is in our file, and the price never moved from the signed contract. I would hire them again without a second quote.”

Common Questions

## Attached Suites FAQs: Toronto Homeowner Questions

Straight answers on cost, timelines, by-laws and permits for Toronto lots.

### What is an attached garden suite?

An attached suite is a self-contained home joined to the main house by a shared wall, usually built as a rear addition, with its own entrance, kitchen, bath and services. People use the term attached garden suite loosely, but in zoning terms an attached unit is generally treated as a secondary suite within or added to the main house under Zoning By-law 569-2013, not as a detached garden suite under By-law 574-2022. That changes which setbacks, size limits and height rules apply. On compact or shallow lots where a detached suite cannot meet separation and setback rules, an attached suite can still deliver a private home. We confirm the right zoning path in the feasibility report before any design work.

### How much does an attached suite cost in Toronto?

Our attached suites run $160,000 to $280,000. Compact studios start near $160,000, one-bedrooms run $190,000 to $240,000, and two-level suites reach $280,000. Shorter utility runs can make them less costly than a detached suite of the same size.

### Is an attached suite cheaper than a detached garden suite?

Often, yes, because utility runs are short and one wall is shared. But tie-in work to the existing house, roof and foundation can add cost on older homes. We price both options where the lot allows.

### How do you keep the two units quiet?

We design the shared wall with staggered or double studs, acoustic insulation and resilient channels to reach a high STC sound rating, and we seal gaps that carry sound.

### What fire separation does a shared wall need?

OBC Part 9 requires fire separation between dwelling units, typically with a fire-resistance rating, plus smoke alarms in each unit. We detail the wall, ceiling and any penetrations to meet it.

### Does an attached suite need its own entrance?

Yes. Each unit needs its own entrance and exit path. We place the entry for privacy and so visitors and care workers can reach it from the street.

### Can an attached suite be rented?

Yes. Long-term tenancies fall under the Residential Tenancies Act, and short-term rentals under 28 days need an STR By-law 547-2017 licence.

### When is attached better than detached?

On shallow or narrow lots, lots with a big tree in the yard, or when family wants to be close. Detached suites give more privacy and usually more resale value.

### Will an addition affect my main house?

The tie-in touches your roof, wall and foundation, so we survey the house first, protect finishes and phase the work to keep the main house livable.

### How long does an attached suite take?

Plan on 4 to 6 months from design agreement to occupancy, including a 12 to 14 week permit average.
