Local Hurdles

## North York Garden Suite Issues We Solve Before Permit

The most common local problem

### 1950s bungalow services too small for a second home

The lot is wide enough for a 55 sqm rental, but the house still runs on a 60-amp panel and its original water line.

**Why it happens here:** Much of North York was built out after the war to meet a housing shortage, and many of those post-war houses keep services sized for one family.

**What we do:** We flag the panel and water line on the first visit, then book Toronto Hydro and Toronto Water upgrades while the permit for your detached rental suite is in review.

Every suite follows By-law 574-2022, Zoning By-law 569-2013 and OBC Part 9. These overlays come up most often on lots here, and we screen for all of them in the feasibility report.

### Tree Protection By-law

The mature suburban canopy here is often protected. We coordinate arborist reports and use helical piles to keep foundations outside root zones.

### Don River ravine edges

Lots in Don Mills, Parkwoods and parts of Bayview Village back onto West Don and East Don ravines. TRCA review may move the footprint back from the slope.

### Older services

Many 1950s-60s houses still have 60-amp panels and older water lines. Toronto Hydro and Toronto Water upgrades are planned during design.

## What 1950s-70s Suburban Lots Mean for a Garden Suite

North York grew fast after the war. Willowdale, Newtonbrook and Bayview Village filled with brick bungalows and back-splits on lots with **50 to 60 ft of frontage**, while Don Mills introduced planned streets with generous yards. Many of those original houses still stand, and many sit on lots wide enough for a full 60 sqm garden suite under By-law 574-2022.

Wide lots also mean more choice. A single-storey one-bedroom or two-bedroom suite fits easily, which is ideal for rental or for parents who need step-free living. Where owners want a loft office, the depth usually allows the extra separation required for a taller suite.

The common constraints here are the **mature suburban canopy**, protected under the Tree Protection By-law, and older services. Houses from the 1950s and 1960s often still have 60-amp panels and older water lines. Our 55 sqm detached rental behind a 1960s bungalow needed a Toronto Hydro upgrade, which we coordinated during design so it never held up the build.

Local Know-How

## Site Logistics on Wide Suburban Streets

Wide residential streets off **Yonge Street, Bayview Avenue, Bathurst Street and Leslie Street** handle deliveries and cranes well. We schedule material drops around **Highway 401** and **Don Valley Parkway** traffic, and keep trucks off school routes during drop-off hours.

Fire access is rarely the hard part here because side yards are generous, but we still measure the 45 m route and 1 m path on site. Permits here go through the local Toronto Building district office at the civic centre on Yonge Street, and our in-house expeditor manages the file from submission to permit pickup.

Because many projects here are rentals, we often coordinate sub-metering and a separate hydro panel early, so the suite is tenant-ready on occupancy day.

## Neighbourhoods We Know Street by Street

- **Willowdale and Newtonbrook:** bungalows on wide lots near the Yonge subway. Strong one-bedroom rental demand from students and young professionals.
- **Bayview Village and Armour Heights:** larger lots and mature trees, where helical piles and arborist reports are common.
- **Don Mills and Parkwoods:** planned 1950s streets with generous rear yards, many backing onto Don River ravine lands that need TRCA screening.
- **Bathurst Manor and Bedford Park:** a mix of bungalows and rebuilt homes, popular for multigenerational suites.

## Frost, Canopy and Winter Starts

North York sits higher and colder than the lakeshore, with deeper frost in exposed yards. We design frost-protected shallow foundations or helical piles accordingly, and plan winter starts with heated enclosures that add 2 to 4 weeks. Heavy leaf fall from mature canopy means we detail gutters and roof edges for easy maintenance, which tenants and parents appreciate.

Permit office Applications here are reviewed by Toronto Building, North York district office. Our in-house expeditor files and tracks every one.

## What Toronto Homeowners Say About Working With Us

Feedback from homeowners we have designed, permitted and built for across Toronto. Project prices are the fixed contract amounts.

Gord and Anne P. • Forest Hill

$418,000 custom 2-bedroom family suite

> “Two protected oaks sit behind our house. Their arborist and engineer put the suite on helical piles outside the root zones, and Urban Forestry approved it without a fight. Our son and his kids live out back now, with their own entrance and their own meter.”

Helen and Bao N. • Bloor West Village

$312,000 custom suite with loft

> “Our lot backs toward the Humber and we assumed TRCA would kill the idea. Dmitri's team mapped the regulated area, moved the footprint three metres and kept the loft. TRCA signed off and the permit came through in 13 weeks. The suite now rents to a nurse at St. Joe's and covers most of our line of credit.”

Sofia L. • Cabbagetown

$236,000 detached retirement suite

> “We are in a Heritage Conservation District and two other builders told us to wait. This team prepared the heritage package, chose board-and-batten cladding that Heritage Preservation Services liked, and handled every comment. We plan to move into the suite and rent the house when we retire, so the clean permit record mattered to us. The final inspection passed first time, the warranty is in our file, and the price never moved from the signed contract. I would hire them again without a second quote.”

Common Questions

## Garden Suite FAQs for North York

Local answers on lots, by-laws, permits and costs.

### Can I build a garden suite on a North York lot?

Most residential lots in Willowdale, Newtonbrook and Bayview Village qualify under By-law 574-2022. With typical frontages of 50 to 60 ft, many can fit the full 60 sqm suite. Ravine lots and lots with protected trees need extra review, which we cover in the feasibility report.

### How much rent can a suite near the Yonge subway earn?

Suites within walking distance of Line 1 stations such as Finch, North York Centre and Sheppard-Yonge typically rent for $2,400 to $3,200 a month, depending on size and finishes. Every feasibility report includes a rental calculator for your street.

### What does a 55 sqm detached rental suite cost here?

Most suites we build here run $220,000 to $340,000 site-built. Our 55 sqm detached rental behind a 1960s bungalow came in at $256,000, and a prefab-hybrid for another owner was $226,000.

### Do you file at the North York district office?

Yes. Applications for addresses in this district go to the Toronto Building office at the civic centre on Yonge Street. Our expeditor files there every month and manages the full file.

### My lot backs onto the East Don or West Don ravine. Can I still build?

Often yes. The East Don runs through ravine forest east of Willowdale and Don Mills, and valley lands like these are TRCA regulated areas. Review can shift the footprint away from the slope, so we confirm the buildable area before any design.

### Will my 1960s back-split need an electrical upgrade?

Probably. Many post-war bungalows and back-splits here still have 60-amp services. A garden suite needs a 100-amp sub-panel, so a Toronto Hydro upgrade is common. We plan it in parallel with the permit.

### Can I build a step-free suite for my parents in Bathurst Manor?

Yes. Wide lots suit single-level, step-free two-bedroom suites with a lit path to the main house. See our multigenerational suite service for accessible design details.

### How soon can you assess a Willowdale or Don Mills lot?

Site visits are usually booked within a week. Because many owners here want a rental, the feasibility report two weeks later includes a rent estimate alongside the envelope and utility check.

### Are protected trees common in Bayview Village and Armour Heights?

Yes. The mature suburban canopy includes many trees over the 30 cm diameter threshold in the Tree Protection By-law. We coordinate the arborist report and design around root zones.

### Can I rent the suite short term?

Short-term rentals under 28 days need an STR licence and are generally limited to a principal residence. Most North York owners choose long-term tenancies under the Residential Tenancies Act.

### Still have a question about your lot?

Send us the address and lot width. We will tell you what applies before you pay for anything.
